I have a house with a Bethel zip code that's actually out in the country, and is super-cool for SOMEONE out there...here's the summary
- Frame split level built in 1975 with a big brick great room with vaulted ceiling added...sometime later
- 8 rooms, 4 bedrooms, 2 bath, 1846 sqaure feet per the Clermont County Auditor
- 2 car attached garage
- Giant quonset-style out building set up as stables
- 17 acres of land
All the mechanical systems current work, to my knowledge...never lived there, so relying on what I can see.
But it looks...like a 1975 house. Kitchen and baths need updating, it needs paint and flooring.
It's a hard house to comp, because most out there are lots older and have less acreage, but I think it's worth in the low to mid $300s fixed up.
What I'm looking for is a handy homeowner who wants to LIVE there, but can't/doesn't want to go to the bank to buy it. Here are the terms:
- $25,000 down: in cash, or if you have a property with that much equity or more, we can trade
- $1,970 a month (includes taxes and insurance)
- 30 year term, no balloon and no prepayment penalty
Pay attention here: I'M NOT INTERESTED IN CASH OFFERS OR FINANCING TO A REHABBER WHO PLANS TO SELL IT IN 6 MONTHS.
Half the reason I bought this house was that I negotiated awesome underlying financing on it, and the WHOLE reason I'm willing to finance it to you is to keep that financing in place for as long as possible. Plus, while it's a deal that will produce good equity (and hopefully appreciation) for a homeowner, it's NOT priced at a fix and flip price, and you should know that if you're a renovator.
I'm looking to make this into a win for me by making it a win for AN OWNER OCCUPANT who happens to not be afraid of upgrading a house while they live in it.
