Older mobile home on 1.5 lots in Cocoa Florida.  Mobile home interior is practically destroyed and is a tear down.  Roof is leaking, all electric and plumbing has been removed.  The place has been vacant and boarded up for a few years. Owner needs to sell and have to bring money to closing at the current price. The lot is a full lot and a half.  You could sell the half lot.

Do you own due diligence, drive out there and look around, but there is probably no need to get inside the home and if you do, enter at your own risk.  Other older mobile homes in the neighborhood are selling around $55k-$60k. 

 There are also 3 homes built in 2006 that are selling in the $100k-$110k range.  The best play for this would be to remove the existing mobile home, and get a used mobile home to bring in.  If it’s old but decent condition, you should be able to sell it for close to $60k. If you can find a newer used home, you should be able to get closer to $100k.  Seller is paying some closing costs so Buyer will not pay all of both sides.
