They cleared the bathroom of mold, but it looks like there is some more in the wall in the closet outside the bathroom, so there may be more. There is a slight dip in the roof. The floors are solid in most areas (there was one weak spot in the inhabited unit). These do have floor furnaces (see photos for vents). The pipes in the basement look like they have an extremely slow leak. The basement seems to be in great condition (I didn’t see standing water). According to the City of Neosho, this property is nowhere near a flood zone and DOES NOT require flood insurance.


The 1/1 unit should rent for at least $400 a month, and the 2/1 should rent for at least $600 a month. You may be able to get more than this in rent. 


One of the units is inhabited by a tenant who currently pays $325-$350 a month in rent. Drive by’s are welcome (please do not disturb tenant), and I can set up a time for you to view the property!
