How We Work With You

We are a Veteran owned and family run real estate investor company who specialize in creating win-win situations for Rent-To-Own buyers. When you buy your home, we don’t require our buyers to get initial bank financing, we create opportunities for people who are unable to obtain that financing. 

How It Works?

We work with people with damaged credit, new job, or self-employed get into a home of their own without having to qualify for initial bank financing.

No matter what has happened in your life, divorce, bankruptcy, foreclosure, short sale, unpaid credit cards, medical bills, new job, business start-up… you name it, we can work with you and help you buy a home.

We are real estate investors who buy and sell homes frequently. In some (not all) cases we are able to buy in a way that allows us to re-sell with ‘terms’ to a buyer like you. We look at it as the ultimate win-win.

No Initial Loan Needed

We understand that many of our tenant-buyers have come through a tough stretch and need time to recover and rebuild. If that is you, then our “NO initial loan needed” program may be just what you have been looking for.

Let’s face it, housing prices are rising steadily. So NOW is the time to get back in the game and start the building process.

We typically offer 1 to 4-year plans, depending on your situation and the format. We have houses of all shapes and sizes in a variety of neighborhoods. You decide where you want to live. We will be sure you don’t take on more than you can handle. It’s bad for us both if you get in over your head.

What is Required?

All that is required of you is a reasonable down payment and the willingness and ability to care for and maintain a home of your own. Furthermore, unlike banks, it doesn't matter where your down payment comes from. A third-party credit repair team works with you to discover your ability to support your new home before you commit. We want you to succeed!

Then, after you move in, you’ll have the time to “heal” your credit or “season” in your new job so that, down the road, you’ll be able to go to a private mortgage lender or a bank and execute the purchase of your new home. In time, with your persistence and the support of our team, even “ugly” credit will heal, especially if you’re now in a comfortable position financially and can pay your bills on time.

Rent to Own Program – Our Lease Purchase program allows you to lease and occupy a home while building equity towards the sale price. The sale price is set the day you sign the “Lease Purchase” agreement. This way you enjoy the pricing and value of ownership today even though you are making the final purchase of the home on a future date. Also, any work you do to the home will increase the value of the home for you and make it a bit easier to qualify for a loan when the lease is over. A reasonable down payment of 3-10% is required to make this possible. On Rent-To-Own properties, in short, the more you have to work with (down payment) the easier it will be to get you into your new home quickly. All properties will require a minimum 3%-10% initial Option Fee (down payment). This will be credited toward your purchase price. You then pay a monthly lease payment.

Work for Equity Program – A few of our homes need repairs. You may be open to doing some repairs yourself in exchange for a reduced price.

Equity Enhancement Program (EEP)

We offer lease purchase (Rent-To-Own) properties only – no typical rental properties.  All properties will require 3%-10% down which is credited toward your purchase price. You then pay a monthly lease payment.  Some homes also feature our Equity Enhancement Program (EEP).  The EEP works like this:  on any given month you can put an extra payment of $100-$500 ($100 increments) towards the purchase price and receive a credit reducing the purchase price by 150% of that amount. 

 *For example: If you have a month when you feel you can put an additional $200 down towards your down payment, you receive a $300 credit reducing your purchase price.  The maximum in one month is $500 extra and receive a $750 credit reducing your purchase price.  You can always put more down to improve your down payment for future financing, but the free equity you’ll get with the Equity Enhancement Program is capped at $500 a month with a $750 credit.

How Does Lease to Purchase (Rent- to-Own) work?

Approximately 82% of those looking to purchase a home cannot qualify TODAY for financing and typically would need to improve their credit to do so.  Alternatively, buyers with good credit are looking for a way to save more for a down payment to buy a home in the future.  We help you buy your home NOW!
